Our Property Management Division is dedicated to finding the perfect fit for our homeowners as well as prospective tenant.  Unlike most Property Management Services, We DO NOT simply rent to any and everyone that is qualified! We take pride in understanding that every person that is qualified may NOT be a great fit for our homeowners property.  We are very aware that some of the most qualified renters will vacate the premises if they don't find the value in the property they are renting! With this is mind, we diligently pre-screen our renters to make sure that YOUR property is one they can afford and will LOVE.  Let's face it, if someone "likes" your home, they can do with or without it. Because we make such a great effort to pre-screen our renters and develop a great report with them before and thru-out their 12 month lease agreements; We feel so confident in them-that we Guarantee our tenants!  If we manage your property and a tenant that T-Rich PMG approves DEFAULTS within the first 6 months of our rental agreement, We will place another tenant free of charge! Our company’s goal is to alleviate the burden of the day to
day business, sometimes associated with landlord/tenant relationships by
providing the highest level of professional management to investors, homeowners
(landlords) and tenants.
Through our comprehensive property management team, we provide

    CMA reports specific to your rental property in order to maximize your
    investment on your rental unit

  • Competitive co-op referral fees to outside brokerage agencies.
  • Applicant screening & Credit Reporting Services.

  • Process of late notices & email notification to both
    landlord & tenant.
  • Dispossessory processing against tenants in arrears.
  • Representation on landlords behalf from the onset of filing
    through court appearances and set-out.

    available to account holders at Bank of America, Chase, Wells Fargo and
  • Qualified vendors provided to expedite prompt repairs.
  • Prompt response to all calls for repairs during business hours
    as well as after hour emergency calls.
  • Follow-up conducted with tenants and vendors until all repairs
    are completed.
  • Arrangement of re-occurring maintenance on rental properties
    upon owner’s request.
  • Move-In inspections conducted upon tenant placement.
  • Move-Out inspections conducted at vacancy. 
  • Periodic inspections provided upon owner’s request.


Placement & Management Fees

Tenant Placement Fee Example: Your expected rental rate is $1000:

Tenant placement is the equivalent of 1 months rent.  EXAMPLE: T-Rich will collect $2000 from prospective tenant at time of lease; $1000 1st months rent  and $1000 security deposit.  The Security Deposit is disbursed to you (the Homeowner) and the 1st month rent is collected as Tenant Placement fee to T-Rich PMG.



Property Management Fee Example: Your expected rental rate is $1000

Management Fees are 8% of the total rent collected monthly EXAMPLE: T-Rich PMG will collect $1000. $80 will be the total fee for managing the property and $920 will be deposited into Homeowners account as rental payment.

* 1-2% Property Management Discounts are given to clients who have multiple properties as well as investors with 5 or more properties. *Please call for details.
